Insurance record · Builder takeover · Dilapidation
A dated record of the building,
before the argument starts
When a builder walks off a job, a claim is lodged, or works begin next door, the question is always the same: what was the condition on the day? One scan answers it with a time-stamped 3D model anyone can walk through and measure, from the desk, months later.
01 · What it is used for
Four situations, one capture
Builder takeover
Owners and incoming builders
When a builder leaves a job part-built, the incoming builder needs to know exactly what was done, and the owner needs a record of it before anyone touches the site. One scan captures the state of the works on a dated model both parties can walk through and measure.
Hosted twin with measurement, time-stamped. Measured as-builts of completed works on request.
Claim assessment
Policyholders, brokers and assessors
A navigable, measurable record of the damage and its extent, captured once. The assessor reviews it from the desk, the builder quotes from it, and nobody has to re-attend to re-measure.
Hosted twin; photorealistic renders of affected areas; floor plans with measured areas where the claim needs them.
Pre-construction dilapidation
Builders, developers and neighbours
Before works start, the condition of the neighbouring property, recorded in full. If a crack appears at month four, the question is settled by the model, not by memory.
Hosted twin, time-stamped; measured as-builts on request.
Move-in and move-out condition
Landlords, agents and facilities managers
The tenancy as handed over, room by room, so the exit condition can be compared against a record rather than a photo set.
Hosted twin; kept live for the term, or archived and re-issued on request.
What the record contains
- The capture date and time, stated in writing with the model.
- A navigable 3D twin of every scanned space, viewable in any browser.
- Built-in measurement, traceable to the instrument's stated tolerance.
- Photorealistic stills of any area, produced from the same capture.
- Measured floor plans and the point cloud, where the situation needs them.
What we are not
We capture and document the building. We are not insurers, loss assessors, building inspectors or lawyers, and the record is not a defect report or an expert opinion. Where a matter needs one, your insurer, assessor or solicitor works from the model we supply. We capture geometry and condition, not legal cadastral or property boundaries, which are a separate, regulated land-surveying service. Full detail on the data is on the accuracy page.
